At Autodesk University 2019, <\/span>Skystone<\/span> shared <\/span>its<\/span> not-so-secret recipe for success in going for \u201ctallest\u201d this time<\/span>:<\/span> Autodesk solutions for end-to-end project delivery. From<\/span>\u00a0<\/span>AutoCAD<\/span><\/a> and <\/span>Revit<\/span><\/a> for design to<\/span> Assemble<\/span><\/a> for preconstruction<\/span>,<\/span> and <\/span>B<\/span>IM 360<\/span> for <\/span>construction management<\/span><\/a>, Autodesk is proud to be part of the DNA of the soon-to-be tallest <\/span>volumetric <\/span>modular hotel in the world<\/span>,<\/span> and future <\/span>Skystone<\/span> projects worldwide<\/span>.<\/span>\u00a0<\/span>

Autodesk\u2019s BIM 360 platform is used for construction management of the AC Marriott and keeps project data and teams connected.<\/p><\/div> Skystone<\/span> sought<\/span> a fully-connected platform to keep <\/span>all<\/span> its project data \u2013 and there\u2019s a lot of it \u2013 and its teams connected throughout the project<\/span> from design conception through completion<\/span>.<\/span> Skystone<\/span> turned to <\/span>Autodesk<\/span>\u2019s<\/span> BIM 360<\/span><\/a> platform. <\/span>While<\/span> Skystone<\/span> wasn\u2019t always using Autodesk construction software, <\/span>the <\/span>company<\/span> ultimately<\/span> saw the benefit<\/span>s<\/span> of <\/span>using a <\/span>single platform <\/span>rather than <\/span>its <\/span>old software tools, which offered<\/span> limited, single<\/span>–<\/span>point solution<\/span>s<\/span> for each<\/span> part of the project.<\/span> How do we feel about being the tech partner behind <\/span>Skystone\u2019s<\/span> project? Fully completed hotel room modules traverse the Atlantic Ocean on a container ship from Poland to New York Harbor.<\/p><\/div> Once the modular rooms arrive<\/span> in<\/span> New York, the<\/span>y\u2019ll <\/span>be loaded on<\/span>to<\/span> flatbed trucks, hauled across the Brooklyn Bridge in one impressive spectacle you might otherwise expect from a <\/span>Barnum & Bailey\u2019s Circus<\/span> caravan, and lifted into place by crane, one<\/span> by<\/span> one. Just imagine how the builders of the Brooklyn Bridge back in 1883 would react to the cavalcade of modular rooms crossing the bridge<\/span>.<\/span> <\/p>\n

What are the benefits of modular construction? A modular approach makes a construction process more like a manufacturing one, taking some of the work away from the unpredictable environment of a construction site and making it more predictable, like a well-run factory. This means fewer delays due to weather, less foot traffic at the job site and less risk of injuries.<\/span> It also means higher quality and quicker delivery for developers.<\/span> <\/p>\n

Putting heads in beds as quickly as possible<\/span><\/b>\u00a0<\/span><\/h2>\n

The idea of modular isn\u2019t new. In fact, Sear<\/span>s, <\/span>Roebuck<\/span>, <\/span>and <\/span>Company<\/span> sold<\/span> modular homes <\/span>more than<\/span> 100 years ago<\/span>,<\/span> from 1908 to 1940<\/span>. But times have changed, and the construction industry is quickly evolving from <\/span>modular homes and <\/span>traditional analog <\/span>methods <\/span>to<\/span> commercial towers and<\/span> digital<\/span> processes<\/span>. Rather than <\/span>building outside in inclement weather \u2013 heat, snow, rain, wind \u2013 building<\/span> is now taking place <\/span>indoors, which improves safety, quality and predictability. This <\/span>approach, which we liken to<\/span> traditional <\/span>manufacturing<\/span> processes<\/span>, <\/span>is called<\/span> industrialized construction.\u00a0<\/span><\/a>

A fully completed volumetric modular hotel room gets hoisted up by crane and stacked onto the building one by one.<\/p><\/div> As the global population increases and cities become even more crowded than they are today, we need to build <\/span>things faster<\/span>. <\/span>The convergence of manufacturing and construction is <\/span>redefining the future of making<\/span>,<\/span> changing the way<\/span> the industry <\/span>builds<\/span>. <\/span>In <\/span>Skystone\u2019s<\/span> modular approach, buildings are built better and<\/span> nearly 25 percent<\/span> faster, and workers are able to work <\/span>more efficiently in a controlled<\/span> environment <\/span>on the front end, rather than <\/span>work <\/span>harder on the back end.<\/span>\u00a0<\/span> However, it\u2019s the <\/span>hotel <\/span>developers<\/span> and<\/span> franchisees and <\/span>the brands <\/span>they work with to flag their properties \u2013 such as M<\/span>arriott International <\/span>\u2013 that <\/span>are encouraging a movement toward\u00a0<\/span>modular.<\/span> According to a Marriott International executive,<\/span> modular makes sense because it helps to deliver a high-quality product with less on-site waste and a better guest experience, due to more robust soundproofing.\u00a0\u00a0<\/span>\u00a0<\/span> With that in mind, Marriott International set an ambitious goal of taking a modular approach to construction for <\/span>25<\/span> percent of its select-service-hotel pipeline in North America.
